Calculator data

Property values, Council Tax amounts, ownership periods and stamp duty figures entered into the calculator are processed in your web browser. They are not submitted to our server, stored in a database or attached to an identifier.

Home-value estimator

If you choose to use the sold-price estimator, your browser sends the full postcode directly to HM Land Registry to retrieve Price Paid Data and the UK House Price Index. The selected dwelling type and any optional house, building or flat number are processed in your browser and are not sent to 048.TAX or HM Land Registry. The app does not save the search to a database or account, and does not include it in advertising or analytics data.

The estimator is optional. You can use the tax calculator by entering your own property value without submitting an address search. HM Land Registry receives the postcode request directly and applies its own public-service privacy and security practices. As with other website requests, the hosting and security providers described below may process routine technical request information.

Technical information

Hostinger and its content-delivery, hosting and security providers may process routine request information such as an IP address, browser type, requested URL, time, response status and security signals. This is used to deliver the site, prevent abuse, diagnose failures and maintain security.

The lawful basis is legitimate interests in providing and securing the website. Infrastructure logs are retained according to the provider's security, troubleshooting and contractual requirements and are not used by 048.TAX to build profiles from calculator inputs.

News links

Our server requests news-search feeds and returns headline metadata to the site. When you choose an external news link, the destination publisher receives your request and applies its own privacy and cookie policies.

Advertising and consent

Advertising tags are not activated unless a publisher account and a Google-certified consent management message have been configured. Where consent is required, non-essential advertising or measurement technologies will not be used without the applicable choice.

If advertising is activated, the consent message will identify the participating providers, purposes and controls. You can reopen it using “Privacy and cookie settings” in the footer.

If Google AdSense is activated, third-party vendors, including Google, may place or read cookies and use web beacons, IP addresses and other identifiers to serve, secure and measure advertising. Where you consent, Google and its partners may use visits to this and other sites to personalise ads. Read how Google uses information from partner sites and manage personalised ads. The consent interface identifies active vendors and lets you accept, refuse, manage or later change your choice.

Contact emails

If you email us, we process your email address, message and any information you include to respond and maintain an appropriate record. The lawful basis is legitimate interests in handling correspondence, or steps connected with a requested service. Do not send property account numbers, financial credentials or unnecessary sensitive information.

General correspondence is normally deleted within 12 months after the matter closes. Records needed to demonstrate how a privacy rights request was handled may be retained for up to six years.

Sharing and international processing

Information may be processed by infrastructure, security, email or advertising providers acting under their own terms or on our instructions. Some providers may process information outside the UK. Applicable safeguards may include UK adequacy regulations or approved contractual protections.

Your rights

Depending on the processing, UK data-protection law may give you rights of access, correction, erasure, restriction, objection and portability, plus the right to withdraw consent. Contact privacy@048.tax to exercise a right. We may need proportionate information to verify the request.

You can also complain to the UK Information Commissioner's Office.
